Special accommodation housing is usually accessible to institutions such as schools for special or advanced education, and hospitals and health care facilities for special health needs. Amenities in special houses include ramps, sufficient lighting, automatic doors, and other amenities for comfortable living. Environmental factors such as heating, cooling and lighting are also carefully considered. Generally these special accommodation houses are staffed to provide for the basic needs and necessities of the tenants.
Special Accommodation Housing projects generate very little income and require deep subsidies so that accommodation is affordable to all its residents who usually have very low income. The service itself can be very costly because of the design considerations and the use of different materials to ensure the comfort of all the residents. Even though many special accommodation houses have this problem, they still continue to meet the needs of the residents with physical or mental disabilities.

For Australian Defence Force members, if a property that is offered requires adjustments and modifications, the Defence Housing Australia (DHA) will negotiate with the Head of Defence Corporate Support to approve these modifications. They also provide support for those with mental illnesses and physical disabilities. The accommodation provided by state governments is usually long term.

The Family & Community Services of the Ageing, Disability & Home Care division of the government provides for community nursing and related health services as well as home modifications and community transport to people with special needs and disabilities as well as for the older people. These services include helping people with disabilities become active members of their communities through social groups, work and other activities.
There are many organisations that provide assistance and care for the elderly at special accommodation houses. They make regular visits to ensure the welfare of the elderly and to provide them with some companionship even for a short time.
