Selling your property is a very big deal, and should be treated that way. Financially, for the vast majority of people, their property is one of their most valuable assets and will have a bearing on their future security. Of course, if it is the family home, there are also many memories and emotions attached too.

I am always mindful of this, which is why I have developed a proactive, consultative and client focused approach to ensure you receive the most professional, stress free and profitable experience when selling your home.

I believe an Agent should…

*Hold your needs in the forefront of their mind. The Agent should be working for you. If a decision isnTMt to your benefit, then whose benefit is it " the Buyers or the Agents? This should apply to all aspects in the selling of your home.

*Understand this is a big deal to you. Your property is probably one of your most valuable assets and has a bearing on your future security, let alone the emotions attached. The Agent needs to understand and appreciate this. Are they empathetic or are you just another sign in the ground?

*Not be lazy. It is easy to get excited in the beginning of a listing, but many Agents can lose enthusiasm after a few weeks. Selling a home is a fluid process, not static. The Agent should always be evolving the listing to meet the needs to the market in consolation with the Sellers. If something isnTMt working, alter it. If nothing is done, then nothing will happen.

*Have the time to be proactive. An Agent with many listings may seem attractive, but can they afford each listing with the time needed to achieving the best result? Are they only reactive, that is only deal with your property if they happen to get an enquiry or are they proactively looking at ways to get your property sold? Being just a number may not be to your benefit.

*Communicate constantly in consultation. The Sellers should be kept informed every step of the way. This includes contact after every inspection or open home, weekly reports including (quality and truthful) feedback, updated sales figures from the whole market and performance statistics plus regular meetings to discuss how the listing is progressing and exploring any alterations necessary.

*Offer factual and complete information. Make sure the information is factually based. Where does the Agent obtain the information and do they offer all the information or only selective bites which support their case. You the Seller can only make an informed decision on your home (whether prior to listing, during the sales process or when considering offers) if you have all the information at hand.
