Free Initial consultation
We meet with you the client on site to discuss the brief, explain our process, show some of our previous projects and get to understand your desired outcome.
We see this meeting as a good opportunity for us to get to know you and what it is you wish to achieve from the project and the budget available to achieve this. Timeframes are also discussed at this point.
The information you give us at this meeting is used to formulate a quote which is issued to you within 2 working days.
Once the quote is accepted and the contract is signed the Pre design stage is started.
This involves us completing a site inspection, measure up, documenting existing site conditions including photographic records & assisting in the appointment of specialist consultants (site surveyor, building inspector etc..).
We also review council Local Environment Plan (LEP) & planning controls.
This is a very important stage of the process where we encourage you to take a close look at the concept designs and ensure it is something you are happy with.
We prepare the preliminary design and meet with you to talk you through what has been prepared.
After this meeting the final concept is completed with any changes that may have been discussed in the meeting.
Design Development / Development Application & Submission
We prepare all the development application documentation.
We lodge the application with council and maintain contact with them to ensure a satisfactory outcome is achieved.
It is due to our contact with council that we have managed to maintain a 100% approval success rate.
Construction Certificate Application
We review the development consent conditions and prepare building permit documentation.
We coordinate the design works undertaken by specialist consultants Structural / Storm Water Engineer etc...
We lodge the application with council or a private certifier.
Detailed Construction Documentation
This is what we feel is the most important but unfortunately most forgotten stage.
It is vital in ensuring you receive a resolved design without leaving the important details up to the builder to decide.
We prepare a detailed 'construction & interior design set & specification' prior to commencement of site works. We prepare all necessary documentation required in coordination with specialist consultants such as Engineer's to provide a complete tender document set that can be accurately quoted by a building contractor and dramatically reduces the chances of variations being added to your building costs during the construction.
