For members, we are a one-stop shop for the entire property investment process and we recommend suitable residential investment properties from our approved stock list. For the vendor, we are an independent marketing channel offering a cost effective way of marketing properties to potential buyers.
Members do not pay any membership fees. Our fees are paid by the vendor. The fees we are paid are used to pay for our member services and staff costs.
We only charge commission and expenses in accordance with real estate laws. Pursuant to legislation, all fees, costs, charges and so forth are fully disclosed to both the seller and the buyer before any commitment is made.
The price a member pays for a property will usually be similar to or below local-list price with additional inclusions to the property such as security screens and blinds, dishwasher and so on. We also include special clauses and conditions in the sale contract to protect buyer's welfare.
Researchers are responsible for finding suitable properties to list for sale on our stock list. To determine and negotiate a suitable price of a property, the Researcher will compare the price given by the vendor with other comparable properties using RPData. In most cases a pre-valuation from an independent valuer is also obtained. The fact that we are a volume based company is also a tool when negotiating price.
Our fee arrangements mean that vendors do not pay us unless their properties sell. This provides the vendor with certainty of sale, no advertising or other promotion costs and no offers on the asking price. It is an all-inclusive fee. (more)
