East Coast Property Inspections carries out PrePurchase Building and Pest Inspections on the Central Coast, Northern Beaches, Sydney & Newcastle. We can provide (on request) building and pest reports within 24hrs of the property inspection, and are readily available to discuss your property concerns. Site consultations can also be arranged. Our reports are thorough, unbiased and easy to follow.

Pre Purchase Building Inspection

A Pre Purchase Building Inspection is recommended to be carried out well before auction or before the five day cooling off period ends. It will give you a clear picture of what problems the property may have and may help with your negotiations.

We carry out both pre purchase building inspections and presale (vendor) building inspections in all suburbs of the Central Coast, Northern Beaches, Sydney & Newcastle. Our Pre Purchase Building Inspection Reports are available within 24 hours of the inspection (upon request) if required.

A Pre-Purchase Report should address all of the following areas of the property as per AS4349-0, 1 and 3 of 2007 and 2010 series of standards:

Exterior;

Interior

Boundaries;

Safety issues and items;

Minor defects;

Major defects;

Any Cracking to building elements.

The Report should also include every room, their cupboards, robes and any storage areas.

Additional charges may apply for properties with Granny Flats or In-law accommodation whether they are attached or detached.

Our Building & Pest Inspection reports may include photographs that illustrate any problems; however this is not a mandatory requirement.

Photographs give you the purchaser a clearer understanding of the problems at hand at the time of the inspection. They are also a form of visual evidence and a proven fact (the burden of proof) for both the inspector and the client in any future negotiations they may become involved or entangled in.

The correct method of reporting can be used in the negotiation process between the Agent and the Purchaser to enforce why the sale price can and should be decreased! Ever thought of how much should have I really paid for this home?
