How to make an informed decision?

A pre-purchase property inspection is a comprehensive visual inspection that reports on the condition and safety of not only the exterior and interior of a building but also the site (within 30m).

Buildings are never static and are subject to movement through ground swelling and shrinkage, thermal and moisture change; pest or mould attack, wear & tear. Construction technique and building quality are put to the test. So what might be normal or acceptable and what is threatening?

Reporting method & investigation are bound by the Australian Standards series for Building Inspections AS4349 2007. Major and minor defects and cracking are categorised to identify the seriousness of the condition. Safety issues are identified: whether that be structural, pool fencing, balustrades, stairs, steps or slippery surfaces. Additional investigations maybe recommended.

Installations such as electrical, plumbing or solar are outside the scope of the inspection and need to be attended to by licenced technicians.
