Granny Flat Engineers is a division of Modular One, a team of licensed builders, engineers & design professionals offering affordable granny flat designs across Australia. Our steel structures offer unmatched durability and a fantastic exterior appearance to match your home.

We offer affordable housing with design, style & quality. Specialising in Granny Flats & Small Home construction. We’re also very well equipped to provide a complete solution for all your home building needs.

These flats can be fully built for as little as $69,900. We also have 100% finance options available that can be paid in 7 years with repayments of as low as $85 per week! This is a smart financial decision especially as the granny flats price can be recuperated in a number of different ways:

Rent them out for up to $400/week

Reduce your overall taxable income

Add plenty of value to your property

Avoid land tax, strata fees, stamp duty, etc.

As well as this, granny flats are also a more affordable option than moving into a new residential property or renovating your existing household. They can be used for a variety of purposes too, including a home study, a bedroom for your teenager, or a retreat for your elderly parents. You can even move in yourself and turn your house into a rental property for even more income!

When choosing Modular One as your granny flat builder in Sydney, rural NSW or elsewhere around the country, you'll also benefit from our famous eight point guarantee:

Seven year home warranty

Fifty year steel structure warranty
