When it comes to development and construction in any form whether it's a small extension to the back of a house or a multi million dollar commercial complex our philosophy is fairly simple -

Get your existing conditions or as-built survey plans correct, precise and complete at the start of the project and the design, management and construction phases will follow behind smoothly.

The project site as a whole, together with adjacent buildings, properties and roadways must be surveyed sufficiently to provide an overall 'picture' of the site for the designer. The existing conditions survey must provide sufficient detail, features and levels as required by the architects, geotech, civil and structural engineers for their optimal recommendations, design and development criteria together with providing contractors an understanding of the site for their tenders. Sufficient co-ordinated site reference or control marks should be provided and shown on the existing conditions plans to enable the designers and contractors to coordinate the construction with the design. As you can see, the existing conditions survey plans are one of the most important plans for any development project whether large or small.

Existing Conditions Surveys consults with the property owner, project architects, engineers and managers to determine the scope of the project prior to any site measurement so as to determine the extent and detail of the required survey for the project together with the proposed positions of site control or reference marks. Once the field survey is completed, the information is reduced in the office, easy to read, computer generated plans are prepared and supplied in various formats to suit the required purpose.

Quality existing conditions plans at the beginning of a project are always a priority and a necessity over cost. Spending a few hundred dollars more for a better survey at the start of a project could save you thousands of dollars and many headaches throughout the life of a project.

Our office has seen numerous cases where designers, developers and contractors have taken 'shortcuts' with their existing conditions plans due to costing issues which have then caused major issues in the construction phase due to lack of information, incorrect detail or misreading of plans thus leading to construction cost 'blow-outs'. In many such cases, we have been called in to take over or check the survey work but, in most cases, the damage has been done and all we can do is advise on appropriate action and minimise any further issues.
