From: Susan Beaton Sent: Friday, 14 September 2012 To: [email protected] Subject: REFERENCE Hi Geoff We purchased our Mount Coolum home when the market was still quite strong in 2009, and then tried to sell when the market had crashed in 2012. The first agent we signed up with told us he could sell our home for $70K more than we paid for it. We gullibly signed up but it was too good to be true – he had simply got our listing by making exaggerated promises. We then listened to the research and astute insights of agent Geoff Grover and while not excited by the recommended list price we agreed it was pretty spot on given the current market. Over the next few months we received some buyer interest and Geoff would give us immediate and honest feedback. The common feedback was that it was too dark, and perhaps too small. During this period we were approached by many other agents telling us we needed to meet the market and they could sell it for $20,000 less than we were asking. We decided to stay with Geoff and responded to the market by repainting the internal living areas of our home in a light off-white, making it bright and open. Within the next two weeks Geoff sold our home for very near to our asking price and within $3K of our original purchase price. A fantastic result at the time. Throughout the selling process we were so grateful to the wisdom and honesty of Geoff and his ability to make sense of the depressed market. We were not desperate to sell and did not need to slash our price to meet the ‘scavenger’ buyers trying to take advantage of the market.
