- Full site preparation (based on flat site +$ for complex)

- Full installation (Excluding connection of services)

- 1 x air conditioner (sized to suit area)

- 1 x 'portable' step into building - timber construction

- 1 x full bathroom - Epoxy floor, kick-edge and shower recess to legal requirements, including floor waste. Standard range of fittings and tap-ware including 1 x toilet, vanity, mirror, toilet roll holder and towel rail and hot/cold taps

- 1 x kitchen @ 2000mm x 600mm - 1 x 600mm oven (under bench), 1 x 300mm stove (electric 2 burner), 1 x 1 bowl sink, 1 x splashback (as needed), laminate bench-top. Standard range appliances and finish throughout.

- 1 x 125L electric hot water system supplied - to be fitted at site

- Fully welded floor system using 250UB32 beams with joists spaced at 450mm centres

- 75mm Internal Steel Frames throughout

- Colorbond external cladding (run horizontally)

- Colorbond colour coded screws to match

- Standard dual Colorbond colours used are Mountain Blue & Smooth Cream (Optional change no charge)

- Aluminium roof sheeting to suit with screws to match

- Skillion style roof, pitched at engineers specifications with top hat sizes 40mm, 96mm & 120mm

- Flashing colour coded to match external wall sheeting

- 450mm integrated step/deck into building

- Black frame glass sliding doors 2100mm x 2100mm with Lock

- Windows black frame glass windows @ 1200mm x 1200mm each

- Bathroom black frame frosted glass window @ 600mm x 600mm

- Diamond mesh security screens to all sliding doors and windows

- In-wall cavity sliders for all internal doors to save space

- 19mm yellow tongue (Quality tongue & groove style) sub flooring screwed at every Joist (450mm). Edges sanded to eliminate any uneven spots

- 3mm vinyl flooring in standard colour throughout

- Internal plasterboard cladding

- Internal painted in a neutral colour

- Ceiling & cornice painted 'ceiling white'

- Skirting & architraves painted in a gloss finish & fitted as needed

- 1 x externally mounted fuse Box

- All standard internal lights (2-4 depending on granny flat size)

- Additional timber skirting around the bottom of the building once it has been installed - painted in a similar colour as the building
